Mold and Your Air Conditioner: Why South Florida Homes Are at Higher Risk

Why This Is a South Florida Problem Specifically
Mold needs three things: moisture, a food source, and a temperature range it likes. South Florida provides all three generously, and the inside of an air conditioning system provides them in concentrated form.
Consider what happens in your air handler. Warm humid air passes over a cold evaporator coil, and water condenses out of it — that is the whole point, and it is how the system dehumidifies. That coil is wet for most of the hours it operates. Dust that gets past the filter settles on it. The temperature is moderate. It is an unusually good environment for biological growth, and in a climate where the system runs most of the year, it never fully dries out.
This is not a sign that something is wrong with your system. It is the normal condition of air conditioning in a subtropical climate, which is exactly why maintenance here is not optional in the way it can be elsewhere.
Where Mold Actually Grows
The evaporator coil and drain pan. The primary site. Standing water in a pan that is not draining freely is the most common cause of a system-wide problem.
The condensate drain line. Algae and biofilm build up inside the line, restrict it, and eventually block it. Then the pan overflows, water reaches the surrounding structure, and now you have a building problem rather than an equipment problem.
Ductwork. If ducts run through a hot attic and are poorly insulated, humid air can condense on them. Flex duct with damaged insulation is a frequent culprit in older South Florida homes.
The air handler cabinet. Especially units installed in garages or unconditioned utility spaces, where the surrounding air is humid.
Warning Signs Worth Taking Seriously
- A musty smell when the system first kicks on that fades after a few minutes
- Visible dark spotting on supply vents or the ceiling around them
- Water stains near the air handler or on the ceiling below an attic unit
- Allergy or respiratory symptoms that improve when you leave the house
- Indoor humidity that stays above 60 percent even with the system running
The smell is the one people most often dismiss. A brief musty odor at startup is the system pushing air across something that has grown, and it is worth investigating.
What Actually Prevents It
Keep humidity between 45 and 55 percent. This is the single most effective control. Below 60 percent, mold growth slows dramatically throughout the house. This is where a properly sized, variable-speed system earns its keep — long, low-capacity run times remove far more moisture than short bursts. An oversized system that cools quickly and shuts off will hold the house at 65 percent humidity and 74 degrees, which is both uncomfortable and hospitable to mold.
Keep the condensate drain clear. Flushing the drain line is inexpensive routine maintenance that prevents the most damaging failure mode. A cup of distilled vinegar down the access port a few times a year helps; a proper flush during service is better.
Change filters on schedule. A filter is what keeps organic material off the wet coil. Once it is loaded, it stops doing that job — and a clogged filter also restricts airflow, which makes the coil colder and wetter.
Do not turn the system off entirely when you travel. This is a common and expensive mistake in Florida. A closed house with no dehumidification in August will reach very high humidity within days. Set the thermostat to around 78 to 80 degrees rather than switching it off — the small running cost is far cheaper than remediation.
Have the coil inspected. You cannot see the evaporator coil without opening the unit, which means the place most likely to have a problem is the place nobody looks. This is part of a proper service visit.
When It Is Beyond Cleaning
Surface growth on a coil or in a drain pan can be cleaned. Growth that has spread into duct insulation, or an air handler cabinet that has been wet repeatedly, is a different situation — porous materials that have been colonized generally need replacement rather than treatment.
Be cautious with services that promise to solve a mold problem by fogging a chemical through the ducts. If the moisture source is still there, so is the problem.
The Practical Takeaway
Mold in an air conditioning system is a humidity and drainage problem before it is a mold problem. Fix the moisture and the growth stops; clean the growth without fixing the moisture and it returns.
