What Size AC Do I Need for My Miami Home?

The Rule of Thumb Is Not Good Enough
Ask around and you will hear the same formula: one ton of cooling for every 500 or 600 square feet. It is easy to remember and it is right often enough to survive as folklore. It is also the reason a lot of South Florida homes are uncomfortable in ways their owners cannot explain.
Square footage is one input among many. Two 2,000-square-foot homes in the same Miami neighborhood can have genuinely different cooling requirements depending on windows, insulation, ceiling height, orientation and shade.
Bigger Is Not Better — It Is Usually Worse
This is the part that surprises most homeowners. An oversized air conditioner cools the air quickly, hits the thermostat setpoint, and shuts off. That sounds ideal. It is not.
Removing humidity takes time. Moisture condenses on the evaporator coil only while the system runs, and a system that satisfies the thermostat in eight minutes has not run long enough to pull much water out of the air. The result is a house that is cold and clammy — technically at 74 degrees and still uncomfortable.
In South Florida, where humidity is the defining comfort problem, this matters more than almost anywhere else in the country. It is also why we see homeowners set the thermostat lower and lower chasing a comfort that a right-sized system would deliver at a higher setting.
Short cycling has mechanical costs too. Starting is the hardest thing a compressor does, and a system that starts and stops constantly wears out faster than one that runs longer, steadier cycles.
Too Small Has Its Own Problems
An undersized system runs continuously on hot afternoons and never quite reaches the setpoint. It dehumidifies well, but it delivers poor comfort on exactly the days you need it, and the constant running shortens its life as surely as short cycling does.
The goal is not "powerful." The goal is matched.
What a Real Load Calculation Considers
The industry standard is a Manual J load calculation, and it accounts for far more than floor area:
- Window area, orientation and glazing. A west-facing wall of single-pane glass in Miami is an enormous heat load. The same wall with impact-rated, low-E glass is a fraction of it.
- Insulation and roof type. Attic insulation levels vary enormously across South Florida housing stock, and a barrel tile roof behaves differently from flat built-up roofing.
- Ceiling height. Volume matters, not just floor area. A 2,000-square-foot home with twelve-foot ceilings has far more air to condition than one with eight-foot ceilings.
- Air infiltration. How leaky the building envelope is — older Miami homes leak considerably more than post-Andrew construction.
- Occupancy and internal gains. People, appliances, lighting and electronics all add heat.
- Shade and orientation. Mature trees or an adjacent building change the load meaningfully.
- Ductwork condition and location. Ducts running through a hot attic lose capacity before the air reaches the room.
Why Contractors Sometimes Oversize Anyway
It is faster. A load calculation takes time and a rule of thumb takes a minute. Oversizing also protects a contractor from the one complaint homeowners escalate — "it does not get cold enough" — while the resulting humidity complaint is vaguer and harder to attribute.
If a contractor quotes you a tonnage before measuring anything or asking about your windows, that number came from square footage and habit, not from your house.
What to Ask For
Ask whether the estimate is based on a load calculation, and ask to see it. A legitimate one will reference your actual window areas, insulation and ceiling heights. Ask what tonnage your current system is and whether the calculation agrees with it — sometimes the existing system has been wrong for twenty years and everyone has adapted around it.
Also ask about variable-speed equipment. A variable-speed system handles sizing imperfection far better than a single-stage one, because it can run at partial capacity for long stretches, which is exactly what dehumidification needs. For South Florida specifically, this is often the difference between comfortable and merely cold.
Get It Measured, Not Guessed
Sizing is the decision that determines whether you are happy with a system for the next fifteen years, and it is made once, before anything is installed. It deserves an hour of measurement.
